Balance seems to be the name of the game for this month’s version of the Trimart Report. The Greater Toronto Area did not experience any record breaking sales activity in June, but we did see the definition of a stable summer market. The amount of new homes being introduced into the market is not as dramatic as we have seen over the past three months, and because of that, the demand remained fairly strong. Summer has traditionally been a slower time for new home builders, as both developers and purchasers cool off in preparation for what will be a busy fall market.
Here are some of the prominent sites for the past month:

Leading off this week’s Trimart Report is Birkdale, a new project by our friends over at Monarch Homes, who had an extremely successful grand opening month. Birkdale, located at Ellesmere Road and Midland Avenue, features townhome units ranging from 1,874 to 2,301 square feet. As previously mentioned, Monarch saw some great initial success at Birkdale, with 57 sales in its opening month.

Second on this week’s Trimart list is Summerlyn Village, a Bradford development by Great Gulf Homes. Summerlyn Village is located on Holland Street West, just east of Highway 400. It features detached homes on 36′ and 40′ lots, with prices starting from $389,990. It also features semi-detached homes on 22′ lots, starting at $319,990. Summerlyn Village achieved 13 sales this past month.

Third on this week’s Hotlist is Spring Valley, a development by Royal Pine Homes, which witnessed 10 sales this past month. Spring Valley features semi-detached homes sized from 1,615 to 2,120 square feet, and priced from $393,900. It also features detached homes on 38′, 40′, and 50′ lots, sized from 2,270 to 3,470 square feet, priced for as little as $529,900.

Placing fourth on this week’s Trimart Hotlist with nine sales last month is Emerald Forest by Royal Park Homes in Alliston. Surrounded by lush greenery, parkland, trails, and picnic areas, Emerald Forest features an array of attached and detached homes. The attached homes range from 934 to 1,422 square feet, and are priced as low as $219,990. The detached homes are available on 33’, 40’, and 45’ lots and range from 1,121 to 3,110 square feet. These homes’ prices start at $254,990.

Fifth on the list is Alton Village, a development by Fernbrook Homes. Alton Village features detached homes, sitting on 36′ to 43′ lots, ranging from 1,925 to 3,009 square feet, starting at $572,990. Located in Burlington, Alton Village saw nine sales in the past month.
