It’s always interesting when news breaks on a prime downtown Toronto site, but what’s more interesting is when a builder takes on a site that has been subject to a few proposals in the past. That’s what appears to be happening at the corner of Church and Colborne Streets.
The story of the site is interesting. Back in 2007, Great Gulf Homes purchased it with an interest in developing a 39-storey condominium tower, but struggled to get the approvals needed, and became tangled in the locals’ objections. Later in the year, they came back with an altered plan for a 29-storey condominium, but much like the previous proposal, it failed to take off.
Fast forward to today; it sounds like another developer is taking a stab at developing the site. James Shamess, Land & Investment Sales Agent with Colliers International, recently reported that Freed Developments has purchased the site.
Although no plans have been submitted to the city, it’s fair to speculate that they are preparing a proposal for a luxury, boutique-style project. Freed Developments is a builder who has a long history of maximizing plots of land with a focus on luxury, not necessarily height. Prime examples of this include Freed’s work in the west end of the city, with SeventyFive Portland, 20 Steward, 550 Wellington, and many other projects that are in the works.
