In Development: 200 Dundas St. East

When people talk about the lack of available land in the city of Toronto, they often say that the next phase of expansion will include revitalizing older buildings. What isn’t suggested often, is to take a relatively newer building and demolish it in order to construct a new residential tower on the site. That is however, what we are seeing at 200 Dundas St. East.

200 Dundas St. East is the current location of the Toronto Hilton Garden Inn, a luxury hotel at the corner of George St. and Jarvis St. in the Downtown Core. Given its relative age, (or lack there of), we were very surprised to see a new application for the site submitted to the City of Toronto Planning Committee.  The application states that the owners at 200 Dundas St. East envision a two-tower project rising 48 and 35 storeys, sitting on a common podium that will range from two to 10 storeys. The podium will also provide a sufficient amount of office and retail space. The towers will be home to 693 residential suites, with 352 parking spaces in a below-grade parking structure.

What are your thoughts about this potential development? Are you surprised to see landowners starting to re-develop relatively new buildings?
